Cooperative housing on 25th Martiou Street

The project emerges as a potential solution to the housing crisis in Greece, characterized by rising property prices and high living costs, coupled with a lack of state support. It represents a model of collective ownership aimed at reducing expenses and promoting shared management. Essentially, it offers an alternative, non-profit housing approach formed by groups with a shared vision of cohabitation, fostering a sense of community.

The building's primary volumes are organized around the courtyard, the cooperative’s communal green space. Extending from these are "multiple transition levels," which act as facades to the blind walls of neighboring apartment buildings. These elements allow the cooperative to connect with the neighborhood and adapt over time. By completing the city block, the cooperative relates to the existing urban fabric and the local built environment while also contrasting with the densely packed urban core, introducing the concept of a more generous green void. The entrance is located on the quieter Alexandrou Palli Street, chosen for its tranquility, safety, and familiarity. Access is through a passageway leading either to the vertical circulation core or directly to the courtyard. The vertical core connects to upper floors and transitions to a linear internal corridor adjacent to the courtyard. These pathways culminate in the “multiple transition levels,” which serve as gathering spots and viewing areas, bridging the vertical flow between the floors, courtyard, and rooftop. This creates a distinct space that belongs to the collective domain while remaining outside individual units, interacting directly with the urban environment. A key design priority is the flexibility of housing units to adapt to user needs, maximizing efficiency and minimizing costs to achieve economic and sustainable living. The building accommodates 73 residents with a variety of small housing units and shared meeting spaces. It features three typologies: 1. two-story studios located in the corner "tower," 2. communal apartments with compact rooms along Palli Street, and 3. flexible apartments with adaptable multifunctional rooms along 25th Martiou Street.

The design distinguishes private from shared spaces within the apartments. Shared areas are open and adaptable, while private spaces are more enclosed. Moreover, shared spaces across all typologies can transform and integrate with the transitional circulation areas, effectively functioning as balconies. This approach encourages resident interaction, fostering a collective lifestyle. Additionally, the design emphasizes gradual transitions from communal to private spaces through multiple layers of interaction. In conclusion, cooperative housing stands out as an innovative and sustainable proposal, prioritizing community, solidarity, and the creation of a strong social framework among residents.
