The "Haus am Opernplatz" is a 5- to 13-story residential and commercial building. It was planned and realized in 1970 by Rolf Gutbrod as part of the "Opernviertel". 233 condominiums extend along the 115-meter-long building. The ground floors are occupied by commercial units, some of which extend up to the 1st upper floor. Parts of the basement are also used commercially. The basement floors, including two underground parking garages, are located on an area of 5,346 m². The building has a total of six stairwells (three- to eight-unit per floor layouts) and thus six addresses. Instead of the Opernplatz, the Shakespeareplatz, which still exists today, was realized with donations from Great Britain. 

Typical for Rolf Gutbrod and the 1960s are the reinforced concrete surfaces, especially visible in the street overbuilding, as well as the use of curtain facade panels. The facade panels become a decisive design element in the Haus am Opernplatz. In contrast to many similar objects of that time, the vertical joints are shifted relative to each other, so that none of these joints lie directly one above the other. This emphasizes the effect of the horizontally continuous joint (8 mm), which runs through. The ventilated fiber cement facade is asbestos-laden. The load-bearing primary structure of the building consists of a reinforced concrete skeleton in the commercial units and a transverse wall construction in the residential units. The transverse walls are always oriented towards Bismarckstraße or Shakespeareplatz. The largest commercial units are also oriented towards Shakespeareplatz. They are vacant but offer space for repurposing with their flexibly usable column grid. They also feature typically narrowly formed, visible concrete surfaces, which are of high aesthetic and historical value. The potential of the Haus am Opernplatz is presented below based on a careful conversion, expansion, and preservation concept.
